Tenant Fit-Out Approvals

The impact of a tenant fit-out on the structure, fabric and mechanical and electrical services in a property can be significant if the fit-out is poorly designed, procured and constructed or inadequate initial investigations have been carried out to ensure that a fit-out can be accommodated within the building. Existing tenants in multi-let buildings can also be seriously affected.

We therefore provide advice to landlords to enable them to agree tenant’s fitting out works for inclusion in a licence for alterations. The service involves a review of the initial proposals to obtain further details where required. Once all issues are satisfactorily dealt with, the landlord can agree the works ‘in principle’. During the fit out works we monitor these for compliance with the agreed details and advise the landlord when they have been completed to a satisfactory standard. At Completion, a full set of ‘as-built’ details is obtained for attachment to the licence for alterations.
