Technical Due Diligence - Building Surveys
Whenever a transaction involves a property asset, technical due diligence should be considered. This due diligence will ensure that potentially costly liabilities are either avoided or appropriately factored into the transaction.
We have experience of undertaking building surveys on behalf of both purchasers and vendors, on all types of commercial property including; offices; shops; retail; industrial buildings; leisure buildings; hotels; care homes and car parks.
The size of the properties we survey ranges from an individual demise on part of a floor, to large office buildings and mixed use portfolios comprising many different buildings.
We consider that a good acquisition building survey is not a catalogue of construction defects, but an assessment of the construction issues and of the property related matters. It is our experience that compliance and property related issues are often more problematic for a transaction then construction defects. Typical examples would be a Title boundary issue, an easement issue or a means of escape compliance issue.
